項(xiàng)目位于上海市黃浦區(qū)制造局路與局門路之間。作為市中心區(qū)域的改造項(xiàng)目,本公租房項(xiàng)目具有一定代表性:用地狹小,周邊限制條件大,承擔(dān)功能復(fù)雜,這些均是市中心公租房共有的特點(diǎn),因此,本項(xiàng)目被列為“上海市公租房示范性工程”和“市專業(yè)研究課題”。

項(xiàng)目以公租房為主,包含成套小戶型及單身宿舍型公租房?jī)煞N模式。在配套功能上,還設(shè)置了黃浦區(qū)公租房管理中心、應(yīng)急中心等管理用房及商業(yè)服務(wù)配套等,同時(shí)需額外提供150 個(gè)社會(huì)車位。

項(xiàng)目2011 年立項(xiàng),歷經(jīng)波折,9 年后終于竣工。我們?cè)诒卷?xiàng)目上創(chuàng)建了適于普遍推廣的中心城區(qū)公租房設(shè)計(jì)理念:

(1)低層高密度。因可建范圍小,周邊住宅密集,故適當(dāng)提高覆蓋率,減少高層,控制對(duì)周邊的影響。

(2)圍合式布局。利用日照間距形成自己獨(dú)有的天際線,與基地的平面形狀形成有趣的對(duì)應(yīng)關(guān)系,與城市在兩個(gè)維度上巧妙地“縫合”在了一起。

(3)功能混合布局。將對(duì)外服務(wù)的公建設(shè)于沿街底層,既減少臨路受干擾的住宅,又充分利用了較有價(jià)值的公共區(qū)域。在二層設(shè)置連通的大平臺(tái),作為住戶交流的場(chǎng)所。

(4)多層次的綠化布置。狹小的基地和較高的建筑覆蓋率使綠化用地捉襟見肘,二層庭院綠化和屋頂綠化成為有效補(bǔ)充。

(5)開放式社區(qū)使得景觀綠化得以共享。住宅在上,公建在下的模式讓底層景觀綠化向城市開放成為可能。

(6)利用周邊建筑語匯加以概括與升華,與環(huán)境和諧對(duì)話。

本項(xiàng)目的竣工已經(jīng)成為公共租賃房的典型代表。在可持續(xù)上,它做到了與周圍環(huán)境的有效融合和統(tǒng)一,也為未來公租房的設(shè)計(jì)帶來新的理念?!?/p>

The public rental housing project of Wuliqiao Road in Huangpu District is located between Jiansheju Road and Jumen Road in Huangpu District,Shanghai.As a project of public rental housing in the downtown area,the project is representative:the site is small,the surrounding restrictions are strict,and the functions are complex.These are the common features of public rental housing in the city centre.Therefore,the project is listed as "Shanghai Public Rental Housing Exemplary Project" and "City Professional Research Project".

The project is to design mainly public rental housing,including two models:small suite and single dormitory.In terms of supporting facilities,Huangpu District Public Rental Housing Management Centre,Emergency Centre and other management buildings and commercial service facilities are also set up.At the same time,an additional 150 public parking spaces are provided.

The project was approved to start in 2011,and after many twists and turns,was finally completed nine years later.In terms of project innovation,we have created a design concept for public rental housing in central urban areas that is suitable for general application:

(1) Low-level &high-density.Due to the small buildable area and dense surrounding residential buildings,the coverage rate should be appropriately increased,the high-rise buildings should be reduced,and the impact on the surroundings should be controlled.

(2) Enclosed layout.It is designed as an enclosed neighbourhood,which can save energy and land and is suitable for neighbourhood communication.

(3) Mixed functional layout.Public services are arranged on the ground level close to the street,which not only results in less residential space disturbed by the traffic,but also makes full use of the more valuable public areas.A large connected platform is set up on the first floor as a place for residents to communicate.

(4) Multi-level greenery design.The small site and high building coverage leave little area for landscape design.The green courtyard on the first floor and the green roof have become effective supplements.

(5) Open community allows the landscape and greenery to be shared.The mode of "residential space on top and public space at the bottom"makes it possible for the landscape on the ground floor to be open to the city.

(6) Clean and neat urban interface.The facade of the building with a strong sense of design has become a typical image of the urban background.

The completion of this project celebrates a typical example of public rental housing.In terms of sustainability,it achieves effective integration and unification with the surrounding environment,and also brings a new concept to the design of future public rental housing.□
