盧米埃爾大廈是麗晶廣場(chǎng)綜合開發(fā)項(xiàng)目的一部分,位于悉尼喬治大街主軸線、圣安德魯大教堂對(duì)面, 靠近市政廳。自1989年舊麗晶劇院被拆除以來,該場(chǎng)地一直空置。2007年,福斯特及合伙人事務(wù)所與 PTW建筑事務(wù)所合作完成麗晶廣場(chǎng)綜合開發(fā)項(xiàng)目設(shè)計(jì),通過改造麗晶劇院遺址,形成了悉尼市中心新的活力街區(qū),使人們可以在這里居住、工作和享受生活。項(xiàng)目包含集零售、辦公和休閑空間為一體的裙樓和兩棟浮于裙樓之上的居住塔樓。塔樓豎向線條高聳入云,并由下至上逐漸透明,成為悉尼市中心天際線的重要參考點(diǎn)。裙樓與歷史建筑的結(jié)合,既滿足了現(xiàn)代城市生活需求,也最大限度地尊重了悉尼城市歷史風(fēng)貌遺跡。
項(xiàng)目臨近多處悉尼歷史建筑,如何在滿足現(xiàn)代需求的同時(shí)尊重城市歷史是設(shè)計(jì)的一大挑戰(zhàn)。裙樓的立面設(shè)計(jì)嚴(yán)格遵從周邊歷史建筑比例,同時(shí)采用相近的砂石和玻璃作為立面材料,使這棟現(xiàn)代建筑與城市歷史產(chǎn)生互動(dòng)聯(lián)系。未來的生活理念,在這里成為城市歷史的延長(zhǎng)線,將愿景與歷史沉淀匯聚在這個(gè)展望未來的建筑中。
作為城市中央商業(yè)區(qū)的一部分,政府希望這棟住宅避免破壞城市風(fēng)貌的連續(xù)性。因此,塔樓的立面,尤其是陽臺(tái)的處理格外仔細(xì)。于是,盧米埃爾公寓采用冬季花園的概念代替?zhèn)鹘y(tǒng)陽臺(tái),以保障建筑立面的平整性和統(tǒng)一性, 體現(xiàn)對(duì)周邊環(huán)境的尊重與呼應(yīng)。
在諸多城市更新項(xiàng)目實(shí)踐中,PTW 秉承尊重歷史并連接未來的理念,運(yùn)用新手法和新技術(shù)體現(xiàn)歷史文脈的傳承。這一理念在沃爾什海灣,瓊斯灣,萊維及悉尼海關(guān)大樓項(xiàng)目有很好的體現(xiàn)。
48層高的盧米埃爾公寓由8個(gè)高聳模塊環(huán)繞核心筒形成。建筑創(chuàng)新地采用多重構(gòu)造模式,將預(yù)應(yīng)力混凝土結(jié)構(gòu)和預(yù)制玻璃幕墻組塊相結(jié)合,按預(yù)制裝配式建筑實(shí)踐工業(yè)預(yù)制建造。高性能玻璃的應(yīng)用,形成塔樓光滑的表面。與此同時(shí),一系列綠色建筑策略使這座塔樓達(dá)到了NABERS 3.5星級(jí)標(biāo)準(zhǔn),其中包括節(jié)水管道裝置、雙層玻璃窗和可調(diào)遮陽板等,使整體居住環(huán)境的舒適性得到保障。□

The Lumière Tower is part of Sydney's Regent Place, located on the main George Street axis, opposite to St Andrew's Cathedral and close to the Town Hall. The site had been vacant since the old Regent Theatre was demolished in 1989. In 2007, Foster+Partners collaborated with PTW Architects to complete the Regent Place Mixed-Use Development, which transformed the site into a new dynamic block in downtown Sydney, where people can live, work and enjoy life in the city. The development comprises two towers floating above a 5-storeyed sandstone podium that contains retail, commercial and leisure spaces. The two towers become increasingly transparent as they rise into the sky and provide a point of reference for the Central Sydney skyline. The integration of the podium and historical buildings not only meets the needs of urban life, but also respects the heritage of Sydney.
The project is close to several Sydney historical buildings, and how to respect urban history while meeting modern needs was a major challenge in design. The sandstone and glass podium strictly complies with geometric scale of surrounding historical buildings, making this modern building interact with urban history. The future living, rests well upon a connected and extended history of the city, embedded into forms and physicality of architecture.
As in Central Business Area, the government wanted to avoid a sense of discontinuity with the aesthetic of a residential tower. Therefore, facade design, especially the balcony part, was required careful treatment. The concept explored the idea of a winter garden rather than a traditional balcony to ensure the smoothness and unity of the building facade, to respect and respond to the surroundings.
In numerous Urban Renewal projects, PTW applied consistent design philosophy to connect past and future, respecting the historic presence, as well as extending to future visions, with new technology and methodology. This philosophy was well exhibited in the developments of Walsh Bay, Jones Bay, Revy and the Custom House in Sydney.
The 56-level Lumière Tower consists of a cluster of eight tall, slender volumes supported by a central core. Multiplex constructed this innovative building utilising post-tensioned concrete frames with curtain wall facades on all sides. The high performance glass forms the skin of the sleek tower. Meanwhile, a series of sustainable strategies allowed the tower to achieve a NABERS 3.5 Star rating, including water-efficient plumbing fixtures, double glazing, and operable louver, ensuring comfort of the living environment.□

Antony Wood: In temperate climates, opportunities abound for creating permeable tall buildings – but with the "sealed box" as the default approach, it was never a given that this would happen. Projects such as Lumiere Residences, Sydney, showed the way. Perhaps only a few could have predicted the degree to which Lumiere Residences would so thoroughly encapsulate an Australian sensibility toward vertical architecture when it originally completed. Ten years on, the tower's numerous green features and common-sense amenities have been replicated by many other residential towers throughout the country, validating its impact as a model for the future. The dual emphasis on comfort and sustainability manifests is several key ways. As the apartments are arranged in eight slender volumes circling a central core, with deep recessions separating what would have been shared walls.
FAN Lu: The Lumière Tower project makes a full expression of modernity and shows full respect to urban history. The tower which locates in Sydney's central district is opposite to the gothic style St Andrew's Cathedral and is close to the neo-classical style Town Hall. The 5-storey podium of the project is housing commercial functions and has sandstone and glass facades that comply strictly with geometric scale of surrounding historical buildings. It also has an elegantly designed rooftop garden providing a new leisure place to appreciate the historical district. While the upper towers of the project with slim volumes and ethereal facades not only have a dialogue with the bell towers of the Cathedral and Town Hall, but also integrate into the Sydney's modern skyline.
