摘要: 針對當(dāng)前房地產(chǎn)業(yè)項(xiàng)目評估指標(biāo)體系普遍存在不全面且缺乏創(chuàng)新的問題,運(yùn)用物元可拓理論與菱形思維相結(jié)合的方法,從資源利用、廢物排放、經(jīng)濟(jì)效益、經(jīng)濟(jì)結(jié)構(gòu)、社會發(fā)展、社會穩(wěn)定6個層面,構(gòu)建了下設(shè)22個房地產(chǎn)業(yè)項(xiàng)目評估基本指標(biāo)的評價(jià)體系。結(jié)合實(shí)例,對陜西省某房地產(chǎn)業(yè)項(xiàng)目質(zhì)量進(jìn)行比較,科學(xué)合理評價(jià)項(xiàng)目質(zhì)量效果,最后提出運(yùn)用該體系評價(jià)時(shí)存在的問題和建議,為提升項(xiàng)目質(zhì)量和水平,促進(jìn)經(jīng)濟(jì)平穩(wěn)健康發(fā)展和民生持續(xù)改善提供有益的參考。
Abstract: The current evaluation index system for the real estate project is not comprehensive and lack of innovation problems. So, the method of combining matter-element extension theory with rhombus thinking is used to construct the evaluation system of the basic indexes of evaluation for the 22 real estate projects from 6 aspects of resource utilization, waste discharge, economic benefit, economic structure, social development and social stability. Combined with examples, this paper compares the qualities of a real estate project in Shaanxi Province, and scientifically and rationally evaluates the effect of project quality. Finally, this paper points out the problems for applying the system evaluation and puts forward its suggestions to provide useful reference for improving project quality and level, promoting stable and healthy economic development and continuous improvement of people's livelihood.

9 結(jié)論
本文運(yùn)用可拓學(xué)中事物的可拓性原理,結(jié)合陜西省房地產(chǎn)業(yè)項(xiàng)目現(xiàn)狀進(jìn)行分析,更加全面、科學(xué)地為房地產(chǎn)業(yè)項(xiàng)目評估提供了一種新的思維模式。指標(biāo)體系的建立,一方面可以衡量項(xiàng)目的總體質(zhì)量,作為項(xiàng)目引進(jìn)、選址的重要依據(jù)。另一方面也可以為企業(yè)家投資選擇提供決策參考。
但應(yīng)注意由于項(xiàng)目實(shí)際調(diào)研中,個別數(shù)據(jù)存在偏差,對結(jié)果會產(chǎn)生相應(yīng)的影響。下一步需要數(shù)據(jù)樣本,優(yōu)化質(zhì)量評估體系,使得質(zhì)量評估過程更加合理。
